Market Resiliency As We Head Into An Active Season
March demonstrated strength in the Eagle County market with sales up 47% compared to March 2023. Average sale price was down, days on market up, but the list price to sale price ratio was almost 99%. What does this all mean? The market remains strong, sellers are meeting buyers with their pricing, and although interest rates have stayed in the mid-to-high 6% range, buyers continue to make moves in all price points and neighborhoods.
This is all positive news heading into what is traditionally the busiest season. From April through August, inventory levels should climb and with that, pending sales. The message that buyers are more critical of properties and sensitive to pricing (compared to the harried state in 2020 and 2021) has been received by sellers as evidence of sales prices at or very close to the list price. This reflects a more balanced, pragmatic market whether you are a buyer or seller.

Vail Mountain and Avanti Food & Beverage announced Tuesday a joint $4 million investment in Golden Peak base area to open a new food hall coming in 2025. Avanti Vail will be the third Avanti Food & Beverage location in Colorado, and will occupy the space currently held by Larkspur Restaurant.
Great Outdoors Colorado announced on Friday, March 14, that the Town of Eagle and Mountain Recreation have secured a $730,000 grant for the development of key amenities at the growing Haymaker Recreation Hub.
The town of Eagle will host an open house from 4:30-6:30 p.m. Tuesday, April 30 at the Eagle Town Hall to share information about upcoming pedestrian and cyclist improvements to Sylvan Lake Road. The work will take place this summer.
