Let Summer Begin!

From farmer’s markets to festivals, hiking and biking and time on the water, this is a special time of year to enjoy everything the area has to offer.  With schools out for the summer and visitors flocking to our market, it’s an invigorating time to be part of the community and experience all the summer months have to offer.  See below for some of our favorite picks of things to do and see in the next few weeks and months.

Making Sense of the Market

Despite the lower numbers and an increase of days on market as reflected in the chart below, real estate fundamentals are reemerging and driving success for buyers and sellers. Well-priced homes that are in great condition before coming to market are receiving attention from a robust buyer pool trying to enter the market or who are making shifts in their current housing here in the valley.  Buyers, who are prepared to act quickly in active markets, have been rewarded.

The overall pace of the real estate market continues to lag previous years (to be expected) but primarily it is hindered by inventory and seller’s (or potential seller’s) concerns about replacement properties if remaining in the area.  Market-priced homes continue to attract multiple offers, a clear indication that buyer activity remains strong despite headwinds at a macro-level.  For buyers financing, forecasts show that mortgage interest rates should decline over the next 12 months and that may lead to even more activity.  Either way, with limited inventory, there is no sign of a marked decline in values.  If anything, they are stable though a few pockets of the market have experienced some softening – mostly due to affordability.  Contact me today to discuss your specific area of interest or your property’s value, and we’ll make a plan specific to your needs.

June 17th – 18th The 38th annual Vail Art Festival returns to Vail, Colorado. The festival will take place in the heart of Lionshead Village and the picturesque Arrabelle at Vail Square.

June 16th – 17th Colorado’s top breweries and beer-enthusiasts come together  at the Vail Craft Beer Classic for the most adventurous craft beer event of the summer.

Sundays June 18th – October 8th The Vail Farmers Market is entering 23 years in Vail on Meadow Drive. The event started with a few tents and now has grown to over 148 tents for 17 Sundays of the summer.

June 22nd | 5 pm – 7 pm BC Unplugged is a new series of free outdoor concerts at the Beaver Creek Stage every Thursday through August 24th.
